What we actually do up there
Anyone will inspect your roof for free. Here’s what ours involves.

Survey by roof section
Large roofs aren’t uniform. We assess each section separately, because the north bay and the south field are often years apart in condition.

Core samples
Where the assembly is unknown, we cut a core to see what’s actually there — how many systems, what insulation, and whether it’s dry.

Moisture check
Saturated insulation is invisible from the surface and it changes every recommendation. We check rather than assume.

Drainage assessment
Drains, scuppers, and slope. Ponding 48 hours after rain points to a problem the membrane can’t solve on its own.

Details and penetrations
Curbs, flashings, pipe boots, edge metal. This is where most commercial roofs actually leak, not in the field.

Measurements and aerial
Roof area measured and documented with aerial imagery, so the numbers in your budget are based on the real square footage.

Everything we find goes into a PDF you can forward to ownership, hand to a board, or attach to a reserve study. It’s written to be read by someone who isn’t a roofer.

What people use it for
Capital planning
Budget season means committing to a roof number. This gives you one you can defend to ownership, by roof section, with the reasoning attached.
Reserve studies
Association boards need documented remaining useful life and replacement cost for the roof. We’ll provide it to your reserve specialist in whatever format they need.
Due diligence
Buying a building means inheriting its roof. We’ll assess it during the diligence window and tell you what you’re actually acquiring.
What happens after
We send you the report. That’s it.
If the roof needs work and you want a proposal, ask and we’ll put one together. If it doesn’t, we’ll tell you that too — a report that says “your roof has eight years left, do nothing” is a legitimate outcome and we send them regularly.
There’s no follow-up sequence, no drip campaign, and no salesperson calling every two weeks. If you want to talk, you know where Sean is.

Is it really free?
Yes. No cost, no obligation, and you keep the report whether or not you hire us.
Why would you do this for free?
Because most commercial relationships start with a roof someone needed to understand. Some of the buildings we assess need work now, most don’t, and we’d rather be the contractor you already know when yours does.
How long does the inspection take?
Usually 60–90 minutes for a typical commercial roof. Larger or multi-building properties take longer, and we’ll tell you up front.
Do we need to be there?
No, as long as we have roof access. We’ll coordinate access with you or your management company beforehand.
Will it disrupt our tenants?
No. Everything happens on the roof. If we take core samples we patch them before we leave.
Can you provide documentation for our reserve study?
Yes, and we’ll format it for your reserve specialist or engineer. Association boards use these regularly.
Do you inspect roofs you didn't install?
Almost all of them. Most buildings we assess were roofed by someone else.
What if the report says we need work?
We’ll tell you what your options are and what each costs. Whether you use us for the work is a separate decision.
