Site visit and assessment
We walk the roof, take core samples where the assembly is unknown, and document conditions with photos and measurements. You get a written condition report, not a verbal estimate.
Written scope and proposal
A detailed specification with system options, quantities, and pricing — enough to compare bids on equivalent scope. Not a one-page number.
Submittals, permits, and insurance
Manufacturer submittals, permit applications, and a COI naming your ownership entity and management company as additional insured. Issued before mobilization, not after.
Scheduling around your operations
Work sequenced around tenants, business hours, and access constraints. Staging, dumpster placement, and crane picks planned with your site in advance.
Installation with daily documentation
Daily progress notes and photos. You’ll know what was completed each day without asking, and you’ll have the record if a tenant raises an issue.
Close-out and warranty registration
Final inspection with the manufacturer where required, warranty registered in the owner’s name, and as-built documentation delivered for your files.

Common questions
Are you licensed, insured, and bonded for commercial work in Florida?
Yes. We hold Florida license CCC1334093, carry $10M general liability and workers’ compensation, and have $2M in bonding capacity. Full documentation is on our capabilities page, and we can send a certificate the same day you ask.
Can you provide a COI naming our ownership entity and management company?
Yes, and before mobilization rather than after. Send us the exact entity names and any additional insured requirements from your management agreement, and we’ll have the certificate issued.
How quickly can you respond to an active leak?
Within 24 hours for existing clients, and same or next business day for new ones. First priority is a temporary dry-in to stop water entry, then a documented permanent repair.
Can you work around occupied buildings and business hours?
Yes. Most of our commercial work happens on occupied property. We plan staging, access, and dumpster placement with your site before we start, and we can schedule around tenant hours, deliveries, or business-critical windows.
Do you handle phased replacement across multiple buildings?
Yes. We recently completed a full reroof of a 33-building condominium complex, sequenced building by building to limit disruption to residents.
What warranties do you offer, and can you issue NDL warranties?
We install manufacturer-warranted systems and register the warranty in the owner’s name at close-out. NDL coverage is available on systems where we hold the applicable certification — we’ll tell you up front which options apply to your roof.
Can you provide roof documentation for our reserve study or SIRS?
Yes. Our condition report includes photo documentation, remaining useful life by roof section, and budget ranges by year — formatted so it can be handed to your reserve specialist or engineer directly.
What is your EMR and safety record?
Our current EMR is 0.87. All crews are OSHA-trained and we carry a written safety program, available on request.
