Free roof condition report and capital plan

We’ll inspect your roof, document its condition with photos and measurements, estimate remaining useful life, and give you a budget-ready capital plan for the next five years. No cost, no obligation, and the report is yours whether or not you hire us.

Typically scheduled within one week. No sales pressure — you get the report either way.

Your commercial contact

Sean McCoy - Commercial Division

I handle commercial roofing for Built Roofing across Central Florida. If you manage property in the area, I’m happy to walk your roof and put together a condition report — whether or not you’re planning work this year. Most of what I do is helping property managers and association boards understand what they’re actually looking at, before it turns into an emergency.

How commercial projects run

Six steps, and the documentation you get at each one.

01

Site visit and assessment

We walk the roof, take core samples where the assembly is unknown, and document conditions with photos and measurements. You get a written condition report, not a verbal estimate.

02

Written scope and proposal

A detailed specification with system options, quantities, and pricing — enough to compare bids on equivalent scope. Not a one-page number.

03

Submittals, permits, and insurance

Manufacturer submittals, permit applications, and a COI naming your ownership entity and management company as additional insured. Issued before mobilization, not after.

04

Scheduling around your operations

Work sequenced around tenants, business hours, and access constraints. Staging, dumpster placement, and crane picks planned with your site in advance.

05

Installation with daily documentation

Daily progress notes and photos. You’ll know what was completed each day without asking, and you’ll have the record if a tenant raises an issue.

06

Close-out and warranty registration

Final inspection with the manufacturer where required, warranty registered in the owner’s name, and as-built documentation delivered for your files.

What clients say

“We hired As Built Roofing to completely reroof our condominium complex, which includes 33 buildings. The project was well-planned and executed efficiently, and the crews were respectful, professional, and hardworking throughout. A special thanks to Matt, who was on site every day personally ensuring the work was progressing and that cleanup was thorough. We highly recommend them for any large-scale roofing project.”

Within 24 hours for existing clients, and same or next business day for new ones. First priority is a temporary dry-in to stop water entry, then a documented permanent repair.

Yes. Most of our commercial work happens on occupied property. We plan staging, access, and dumpster placement with your site before we start, and we can schedule around tenant hours, deliveries, or business-critical windows.

Yes. We recently completed a full reroof of a 33-building condominium complex, sequenced building by building to limit disruption to residents.

We install manufacturer-warranted systems and register the warranty in the owner’s name at close-out. NDL coverage is available on systems where we hold the applicable certification — we’ll tell you up front which options apply to your roof.
