Most commercial roofs don't fail. They're allowed to.

A clogged drain becomes ponding. Ponding becomes membrane breakdown. Membrane breakdown becomes saturated insulation, and saturated insulation means the whole assembly comes off instead of a section getting patched.

Almost none of that is a materials problem. It’s a roof nobody looked at for six years.

A $200 drain clearing

Left alone, becomes ponding, then membrane failure, then a section of saturated insulation.

A $600 flashing repair

Left alone, water tracks into the assembly and shows up as ceiling damage in a tenant space.

A $1,500 seam repair

Left alone, opens across the field and takes the roof from repairable to replaceable.

Your warranty probably requires maintenance

Most manufacturer warranties — Versico, Sika, GAF, and the rest — require documented maintenance to stay in force. Not a suggestion in the fine print; a condition of coverage.

Owners usually find this out at the worst possible moment: they file a claim on a roof that’s eight years into a twenty-year warranty, and the manufacturer asks for maintenance records that don’t exist.

Cleared and checked for flow. The single most common preventable failure on a low-slope roof.

Leaves, branches, and anything else holding moisture against the membrane.

Inspected across the field for separation or lifting.

Curbs, pipe boots, and terminations — where most commercial roofs actually leak.

Standing water noted and photographed, with recommendations if it’s persistent.

Photos, findings, and anything flagged for the future. Yours to forward or file.

How we'd set it up for your property

We don’t sell a fixed package, because a 12,000 sq ft retail roof and a 33-building community need different things.

We start with an assessment — condition, system, age, and what’s already going wrong. From there we’ll propose a visit schedule and scope that makes sense for your roof, and price it so you can put it in an operating budget.

Start with the free condition report. If ongoing maintenance makes sense for your property, we’ll propose it. If it doesn’t, we’ll say so.

Common questions

Twice a year is the common standard, and in Florida that usually means before and after hurricane season. Older roofs and roofs with heavy rooftop mechanical warrant more. We’ll recommend based on your roof rather than a default.

It depends on roof size, system, and condition. We’ll assess it and give you a number you can put in an operating budget — usually a fraction of what one deferred repair ends up costing.

Yes, most of them. We’ll assess the existing system first so we know what we’re maintaining.

It’s the documentation most warranties require. Send us your warranty and we’ll confirm what it specifies — the requirements vary by manufacturer and system.

We document it with photos and quote it separately. Nothing gets done without your approval.

You — the ownership entity or association, not us. We register it at close-out and deliver the documentation.

Yes — a written report with photos of anything found, work performed, and anything flagged to watch.
