Roof documentation for your reserve study

Florida associations maintain a structural integrity reserve study that covers the roof, and roof funding can no longer be waived. That means your board needs a defensible replacement number and a realistic timeline for when the work is actually needed.

Our roof condition report gives your reserve specialist what they need to work with — and it’s provided at no cost, whether or not you hire us.

What property managers ask us

The four that come up most.

"I need a COI before you set foot on the property."

Send us the exact entity names and any additional insured language from your management agreement. We’ll have the certificate issued the same day, before we mobilize.

"My tenant has water coming through the ceiling right now."

Call Sean directly. First priority is a temporary dry-in to stop water entry, then a documented permanent repair with photos you can forward to the tenant.

"I manage eleven buildings and have no idea which roof fails first."

We’ll assess all of them and rank them by condition, with remaining useful life and budget ranges for each. That’s the report, and it’s free.

"I have three bids and I can't tell if they're apples to apples."

Send them over. We’ll tell you where the scopes differ — insulation thickness, attachment method, warranty term, tear-off versus recover — even if you end up going with someone else.

Maintenance programs

Most commercial roofs fail early because small problems went unnoticed, not because the system was wrong. A maintenance program catches those while they’re still repairs.

It also keeps your manufacturer warranty valid. Most NDL warranties require documented maintenance, and a lot of owners find that out only when they file a claim and it’s denied.

WHAT’S INCLUDED

Priority scheduling and reduced rates on any work outside the program.
