Getting to a number you can actually use
Most commercial roof bids arrive as a single page with a total on it. That’s not enough to make a decision with, and it’s not enough to compare against anyone else’s.
Our proposals specify the system, the attachment method, insulation thickness and R-value, quantities, warranty term, and what’s included versus excluded. If you’re evaluating three contractors, you should be able to lay them side by side and see where they differ.

Send them over. We’ll tell you where the scopes differ — insulation thickness, attachment method, tear-off versus recover, warranty term — even if you end up going with someone else. Most bid comparisons aren’t comparing the same thing
Tear-off or recover?
Recovering over the existing roof costs less and takes less time. It’s also a one-time option — code limits you to two systems on a building — and it only works if what’s underneath is dry.
Recover works when
- Core samples confirm the assembly is dry
- Only one roof system currently in place
- Deck is structurally sound
- You need to reduce cost or avoid disruption
Tear-off is necessary when
- Insulation is saturated
- Two systems are already in place
- Deck repair or replacement is needed
- The existing surface won't support a new system
We take core samples before recommending either. Recovering over wet insulation traps the problem and shortens the life of the roof you just paid for.

Common questions
How long does a commercial roof replacement take?
Depends on size and system. A typical 30,000 sq ft single-ply roof runs one to two weeks in good weather. Multi-building work is scheduled building by building, and we’ll give you a per-building timeline in the proposal.
What does a commercial roof replacement cost?
It varies widely by system, insulation, deck condition, and access. Rather than quote a range that won’t apply to your building, we’ll assess it and give you real numbers for each viable option — at no cost.
Can you work while the building is occupied?
Yes. Most of our replacement work is on occupied property. We plan staging, access, and noise-sensitive windows with you before we start.
Do we need to move tenants or close?
No. Work happens on the roof. We’ll coordinate anything that affects parking, access, or deliveries in advance.
What happens if it rains mid-project?
We only tear off what we can dry in the same day. Open areas are sealed before crews leave, every day.
Who is the warranty registered to?
You — the ownership entity or association, not us. We register it at close-out and deliver the documentation.
Can you phase the work across budget years?
Yes, and we do it regularly on multi-building property. We’ll rank buildings by condition so the ones closest to failure go first.
Are you licensed, insured, and bonded?
