Architectural shingle

Dimensional laminate shingles rated for Florida wind requirements. Longer service life and better appearance than three-tab, and what we’d specify on any community property.

Underlayment and ventilation

Synthetic underlayment, sealed valleys, and proper ridge and soffit ventilation. On multi-building work, ventilation problems repeat across every roof — worth getting right once.

We’re a GAF certified installer, which means manufacturer-backed warranties on shingle systems, registered in the association’s or owner’s name at close-out.

We assess every building, rank them by condition, and build a schedule around your budget rather than ours. Buildings closest to failure go first, and we can split the work across multiple budget years if full funding isn’t available.

Typically 20–25 years. Heat and UV are the limiting factors here more than wind. Proper attic ventilation makes a measurable difference, which is why we look at it on every building rather than just replacing the surface.

Usually. Color availability changes over time, so we’ll identify the existing product during assessment and tell you honestly whether an exact match is available. On townhome communities with shared roof planes we’ll generally recommend completing whole planes rather than partial sections.

Each building takes one to two days. We provide written notice before we reach each one, communicate parking impact in advance, and clean up at the end of every day. Residents stay in their units throughout.

Yes, at no cost. Most boards want to hear the scope and schedule from the contractor directly rather than only reading a proposal.
