Metal-over-metal retrofit

A new roof without taking the old one off.

Existing metal roofs almost always fail at the fasteners and seams long before the panels themselves are done. Retrofit installs a new standing seam system over the existing roof on a sub-purlin framing system — no tear-off, no exposed deck, and the building stays operational the entire time.

For a self-storage operator, tear-off means exposing tenant units to weather for however long the work takes. Retrofit means that never happens.

We’ll assess the existing system and tell you which one applies. Retrofit is usually the better spend, but not always — and it’s worth knowing before you budget.

Panel systems

The fastener detail is what determines how long the roof lasts.

Concealed fastener (standing seam)

Panels clip to the structure and seam together, with no fasteners penetrating the panel face. Longer service life and far fewer leak points. What we’d specify on any commercial roof.

Exposed fastener

Screws through the panel face into the structure. Lower cost, but every fastener is a penetration and the washers are the first thing to fail. Common on older agricultural and industrial buildings.

Finish systems

Kynar and SMP coatings with manufacturer finish warranties covering chalk and fade. Finish choice matters more in Florida than most places — UV exposure is the limiting factor.

Multi-building sites

Self-storage and school campuses aren’t one roof — they’re eight or twelve, spread across a site with access requirements that don’t stop for construction. We sequence the work so only one building is affected at a time, and plan staging and material drops with you before we mobilize.

Warranties

We’re a Sentrigard certified installer, which means manufacturer-backed warranties on standing seam systems, registered in the owner’s name at close-out rather than ours.

Metal carries two warranties worth understanding separately: the panel and system warranty covering watertightness, and the finish warranty covering chalk and fade. They have different terms, and we’ll walk through both before you sign.

Common questions

Forty to sixty years on a concealed-fastener system with a quality finish. Metal generally outlasts every other commercial system — the failure point is usually the fastener and seam detailing, not the panel, which is why concealed-fastener systems last so much longer than exposed-fastener ones.

Often, yes. Retrofit installs a new standing seam system over the existing roof on sub-purlin framing, with no tear-off and no exposed deck. It works when the existing panels are structurally sound and the failure is at fasteners or seams. We’ll assess and tell you whether your roof qualifies.

Sometimes, as a short-term fix. But if the fasteners are failing across the roof, you’re patching a systemic problem — the washers have reached the end of their life and the rest will follow. That’s usually the point where retrofit makes more financial sense than continued repair.

Depends on the building and exposure. We’ll make a recommendation based on span, wind requirements, and how visible the roof is.

Not meaningfully, on a commercial building with a deck and insulation below. The perception comes from uninsulated agricultural buildings where the panel is the only layer.
