Tile re-underlayment

Often the tile is fine. What’s underneath it isn’t.

On most Florida tile roofs, the tile outlasts the underlayment beneath it by decades. When the roof starts leaking, the tile usually isn’t the problem — the felt underneath has reached the end of its life.

Re-underlayment lifts and stores your existing tile, replaces the underlayment, and re-sets the tile. It typically adds 20+ years at a fraction of what full replacement costs — which for an association facing a special assessment can be the difference between a vote that passes and one that doesn’t.

Concrete and clay tile

Concrete tile

The most common commercial tile in Central Florida. Available in flat, low-profile, and high-barrel profiles. Heavier than clay, and generally the more cost-effective option for large multi-building communities.

Clay tile

Longer service life and better color retention over time. Common on hospitality and higher-end communities. Lighter than concrete, and typically the higher-cost option.

Matching what's already there

On a multi-building community, matching matters. A replaced roof that doesn’t match the eleven around it becomes a board complaint that outlasts the project.

We identify the existing profile and color during assessment and tell you up front whether an exact match is available. When a profile has been discontinued, we’ll lay out the options — salvage and blending, sourcing from secondary suppliers, or phasing so that whole elevations stay consistent.

We assess the tile’s condition, check for brittleness and cracking, and confirm whether the profile is still available. That assessment is part of the free condition report.

The tile itself often lasts 40–50 years or more. The underlayment beneath it typically fails at 15–25 years, which is why most tile roof leaks aren’t a tile problem.

Some breakage is unavoidable. We’ll give you an expected range during assessment based on your tile’s condition, and we source matching replacements.

We’ll tell you during assessment and lay out the options — salvage, secondary sourcing, or phasing so full elevations stay consistent.
