Where commercial roofs leak
Most leaks aren't in the field of the roof. They're at the details.
Flashing at RTU curbs
Sealant fails at the termination above rooftop units. One of the most common sources on any commercial roof.
Seam separation
Laps open as the membrane ages or moves. Usually repairable if caught before water tracks under the field.
Drains and scuppers
Clogged or failed drain assemblies back water up, which turns a drainage problem into a membrane problem.
Ponding water
Standing water 48 hours after rain accelerates membrane breakdown and points to a slope or drainage issue.
Penetration seals
Pipes, conduit, vents, and anything else through the deck. Sealant has a shorter life than the roof does.
Edge metal and terminations
Fasteners back out and metal separates. Often shows up as interior wall staining rather than ceiling leaks.
When repair is the right call, and when it isn't
A repair on a roof with two years left is money you won’t get back. We’ll tell you which situation you’re in before you spend anything.
Repair makes sense when
- The roof has meaningful life left
- Damage is localized to details or a defined area
- The system is otherwise intact and watertight
- You need time to budget for replacement
Replacement is the better spend when
- Repairs are recurring in different areas
- Insulation is saturated below the membrane
- The system is at or past its service life
- Repair costs are approaching a share of replacement

Common questions
Are you licensed, insured, and bonded for commercial work in Florida?
Yes. We hold Florida license CCC1334093, carry $10M general liability and workers’ compensation, and have $2M in bonding capacity. Full documentation is on our capabilities page, and we can send a certificate the same day you ask.
How fast can you respond to an active leak?
Within 24 hours for existing clients, and same or next business day for new ones. First priority is a temporary dry-in to stop water entry, then a documented permanent repair.
Do you repair roofs you didn't install?
Yes absolutely.
Can you work around occupied buildings and business hours?
Yes. Most of our commercial work happens on occupied property. We plan staging, access, and dumpster placement with your site before we start, and we can schedule around tenant hours, deliveries, or business-critical windows.
Your commercial contact
Sean McCoy - Commercial Division
I handle commercial roofing for Built Roofing across Central Florida. If you manage property in the area, I’m happy to walk your roof and put together a condition report — whether or not you’re planning work this year. Most of what I do is helping property managers and association boards understand what they’re actually looking at, before it turns into an emergency.
